I’m glad you are interested in learning how the rules have changed.

The major thing that has changed besides the economy is that the Sunday Journal has gone to subscription, dramatically reducing the circulation.  That drives more an more sellers to Craig’s List.  But on-line marketing is different than putting a small ad in the Journal.  There are lots of things to consider:

  • Not being anonymous…..buyers have to be able to get some information about the home.  The buyers also need to know how to comfortably find the seller.  And a Craig’s List e-mail address is not comfortable for most buyers.

  • Giving ample information without giving too much information.  The buyers need a reason to contact the seller.

  • How many pictures to put in the ad.

But you also have to remember that the buyers today are different than they were a few years ago!  The media tells them that this is not the time to buy.  They don’t realize that here in St. Charles County the market will recover quicker than other areas and if they wait they may miss the “bottom”.  The media also tells them how dramatically prices have gone down.  But again, St. Charles County is not as bad as other places.  This makes buyers very “picky” and they often make very low offers!
